As the popular Puchong reaches maturity, development has begun to expand southwards, resulting in the emergence of Puchong South.

 

While the exact delineation of Puchong South is still up for debate, the area has undeniably gained the attention of buyers and developers in recent years.

 

Calling it an “imaginary location south of Puchong” in Selangor, Heritage Shield Real Estate Sdn Bhd CEO K Soma Sundram feels that although the coinage of new names for areas in established locations can give a false impression of them to prospective buyers, “the irony is that many such creative naming of areas have also helped develop them and defy the most important mantra of a good investment – location, location, location”.

Based on market convention, theedgeproperty.com includes Bandar Bukit Puchong, Taman Saujana, and Bandar Putra Permai as part of Puchong South. To the east, the area under consideration here is bounded by the Maju Expressway and includes Taman Equine and Taman Desaminium.

 

“The growth of Puchong South is spurred by the expansion of Puchong, and the development of Putrajaya and Cyberjaya. Puchong South started to grow from the late-1990s when the IT and administrative hub of Cyberjaya and Putrajaya were announced,” says CBD Properties Sdn Bhd senior executive director for Puchong, Steward Ship.

 

Puchong South is today very different from its original guise of plantation estates, low and medium-cost housing, and kampung.

 

According to GMAC Realtors chief operating officer, Jonathan Lee, consumer demand for more sophisticated developments is pushing the growth of lifestyle projects in Puchong South.

 

“This is especially true for the younger generation, who are more drawn to lifestyle properties instead of the mostly standard terraced houses and condominiums found in Puchong. One of the biggest attractions in Puchong South is 16 Sierra by IOI Properties Group Bhd, which offers lifestyle living with modern designs, greenery, and security,” says Jonathan.

吉隆坡或雪兰莪州子民,谁会不知道蒲种?外州人大概也不会对这个地方陌生。
这里半个世纪前的废矿潮和橡胶园,如今已无迹可寻,取而代之的是商场、大量的住宅区和商业中心。
发展商无不以争取在此占一席之地而骄傲,这里的房价不但追上了雪州很多地区,就连发展范围也不断扩大,如今已延伸到雪州梳邦和政府行政中心布特拉再也和大马矽谷赛柏再也边界。

 

小镇蜕变卫星市 蒲种兵家必争之地
追溯1960年代,位于雪兰莪州八打灵县的蒲种(Puchong)是个充满丰富天然资源的小镇,橡胶园和锡矿山镇比比皆是。
随着人口逐渐增加,眼光独到的产业发展商把握商机,精心打造各类型产业,满足市场需求,让商用、工业与住宅产业,如雨后春笋般崛起。
经过逾半个世纪的蓬勃发展,这个小镇已经蜕变为一个成熟且魅力四射的城镇,各种基本设施一应俱全,包括高速大道、霸级市场、购物中心、学校与其他等等。
实际上,相对于国内其他大型城镇,很少城镇能够与蒲种的迅速发展与蜕变过程媲美。
房产咨询公司威廉氏、达哈与王私人有限公司(CH Williams Talhar & Wong,简称WTW)董事经理符儒仁曾经如此形容:“蒲种不再是一个远离吉隆坡市中心的地点,因为它将像八打灵再也与梳帮再也那样,发展为卫星城市。”

 

16项目陆续面市
他指出,早于2年前,蒲种的发展趋势已经越来越夯,高达16个住宅与商用产业发展项目陆续面市,让买家目不暇接。
从最早发掘蒲种潜能的IOI集团(IOICORP,1961,主板种植股),蒲种之后陆续迎来更多的大型发展商,例如合成统一(HAPSENG,3034,主板贸服股)、林木生集团( LBS,5789,主板产业股)、新丰尼生活(SYMLIFE,1538,主板产业股,前前称宝敦)、杨忠礼集团(YTL)、高美达(Glomac)、马顿(Malton)等等。

 

马星购地大展拳脚
可以说,蒲种成了发展商兵家必争之地。
就在上月,马星集团(MA​​HSING,8583,主板产业股)便在IOI广场后面,收购了一片占地88.7英亩的地皮,以打造大型综合发展项目,预计发展总值约93亿令吉。
集团董事经理兼总执行长丹斯里梁海金表示,此项目将是该公司2016年时主打项目之一。
“蒲种是发展热点,我们相信该区已经没有那么大片的地皮,供我们发展综合产业项目。”
据悉,I&P也将在蒲种推出新项目。

 

发展迅速催生大蒲种
蒲种的开端是从衔接旧巴生路(Jalan Klang Lama)开始,除了蒲种市中心、蒲种再也和蒲种公主城,她的范围已经超越了既定的概念。
因为沿着蒲种路一直往内还有蒲种金山园(Puchong Hartamas)、蒲种乌达玛(Puchong Utama)、蒲种柏丽马(Puchong Prima)、蒲种岭(Bukit Puchong)和绍嘉娜蒲种(Saujana Puchong)。
因为越来越多发展商进驻,加上生活机能如学校、商场等逐一建起,蒲种这块沃土的范围也逐渐扩大,发展一直延伸到与布城(Putrajaya)、梳邦再也(Subang Jaya)、沙登(Serdang)、武吉加里尔(Bukit Jalil)等接壤。
甚具商业头脑的产业发展商灵机一动,把曾经被遗忘的地库改造为新发展区,当然更多人往偏离蒲种市中心的地方寻宝地。

 

金融中心锦上添花
再之后,更提出了大蒲种区(Greater Puchong)的概念,并与蒲种结合,成为全新城镇,成为人口激增催化剂。
当中,必须要提的是IOI集团推动的蒲种金融中心(PFCC)。
蒲种金融中心就在公主城旁,与赛城接壤,且属于多媒体超越走廊(MSC)地区。
占地8英亩的地段,兴建5座大楼,强调绿色概念,全获得绿色建筑指数(GBI)认证,且离轻快铁站才数分钟之遥。
将原本只是住宅区为主的蒲种,与金融服务衔接一起,如此新颖和大胆概念,令蒲种的地位和身价进一步提升。

 

雪人口增长最快地区
蒲种人口约40万,是雪兰莪州人口增长最快的地区。这里由梳邦再也市议会管辖,面积有162平方公里,当中有95平方公里是蒲种国会选区。
蒲种能迅速发展,创造大量工作机会并吸引庞大新人口,再到蜕变为现今的成熟城镇,有赖几个利好因素,但最重要的还是生活机能和便利。

 

交通:四通八达
再来就是交通网,从蒲种可轻易衔接至多条主要道路与高速大道,包括白蒲大道(LDP)、莎阿南大道(KESAS)或是取道联邦大道,可直通八打灵再也或梳邦,再往莎阿南或巴生。
若要南下或北下,也可轻易从这连里连接到武吉加里尔大道(Bukit Jalil-Puchong Highway),再取道南北大道或新巴生谷高速大道(NKVE)即可、要往东海岸可取道第二中环大道(MRR2)。此外,政府也在规划兴建巴生河流域南部大道(SKVE),完成后,蒲种的基建设施与交通网络进一步提升。
捷运计划(MRT)估计将在2017年竣工,届时可与现有轻快铁及电动火车网络连接,有望进一步加强巴生谷的交通网络。

 

地理:靠近重镇
首先,这里与吉隆坡、梳邦再也及八打灵再也接壤。
回首1980年代,发展商寻求市中心以外的地区发展,以地理位置占优势的蒲种,自然成了首选。当政府宣布布城为中央行政中心后,再加上邻区赛城迅速崛起,促使蒲种的发展势不可挡,让其他城镇望尘莫及。
踏入1990年代,蒲种已经成为一个集中点,由布城、赛城、梳邦再也、八打灵再也、武吉加里尔及吉隆坡围绕着。

 

基建:应有尽有
蒲种的公共设施,比许多地区都完善。有多元化图书馆、公园、公共交通综合车站等等无一缺乏。
有人说,有学校就有人口,尤其是华小。蒲种国会选区内就有3间华小,包括益智华小、汉民华小和新明华小;之后又加入了从霹雳州迁校来的哈古乐华小以及竞智华小。
另外,泰莱教育集团正在蒲种岭打造1间国际学校,预计明年2月启用。基于蒲种已经应有尽有,因此用“前进与向上”来形容这个蓬勃发展城市的未来,相信是最贴切不过了。

 

李深静“妙手回春”
说到蒲种产业发展先驱,不能不提丹斯里李深静和他领导的IOI集团(IOICORP,1961,主板种植股)。
李深静是靠油棕起家,但他另一个强项就是善用油棕园的地库,再将之转为发展商地段,大事发展房地产,从住宅到商场,甚至是商业区,从有地物业到公寓。
蒲种从一个新村,发展到今天自成一格的城镇,与他不无关系。
与产业发展,蒲种就是他早期的杰作,至今仍让人津津乐道。
当年的蒲种以橡胶园和锡矿山镇为主,另一特色就是野味店,但对吉隆坡或雪兰莪州人来说,是个偏远寥了无朝气的地方,没有人会想住在那里。

Msquare puchong

M Square is a self-enclosed six-storey shopping mall developed by Millenium Land. It is the first phase of Millenium City’s development, aim at transforming the commercial and residential landscape in Puchong. Construction is slated to commence on the 3rd quarter of 2011, and is expected to be completed in year 2014.

 

M Square is located within close proximity to various matured and established neighborhood such as Puchong, USJ, Sunway, and Putrajaya. The building comprises of 6-storey housing a total of 216 units from the 1st to 4th-storey. Unit built-up ranges from 220 to 3,581 sf.

 

M Square is built on a 2.93-acre development with built-up of 380,000 sf, which is linked to the 255-room Hilton Garden Inn as well as a trendy 2.1 million sf street mall comprising of 13 blocks of 6-storey retail and office units. This development is deemed to be Klang Valley’s first water commercial development combining business, lifestyle and world class accommodation.

Heron Residency Front View

The Heron Residency is a resort-style service apartment located in Puchong. It was launched in July 2005, and consists of 290 suites. It was completed 8 months ahead of schedule. The condo is developed by Darul Dinasti.

 

The Heron Residency consists of two blocks with 290 units. However, only the 1st tower was available for sale. There are several different service apartment layouts at the Heron Residency. They are:

  • 1 room suite with an average built-up area of 525 sf
  • 2 room suite with an average built-up area of 600 sf
  • 3 room suite with an average built-up area of 900 sf
  • 4 room suite with an average of 1,260 sf

Koi Tropika is a serviced apartment in Puchong which was completed in 2006. Is a joint project by Masteron Sdn Bhd and Permodalan Negeri Selangor Bhd.
